Scott’s Landing Marina sits on Lake Grapevine, a U.S. Army Corps of Engineers flood-control reservoir in the middle of the Dallas–Fort Worth metro. One of the busiest marinas on the lake, it needed more covered slip capacity. We built eight covered floating slips.

Pile Guides Instead of Cables

We set the slips on pile-guided floating docks riding on 8-inch steel pipe pilings driven into the lakebed. Each dock wraps those pilings with guides, so it rides straight up and down as the lake moves but never drifts sideways. That matters here: the Corps of Engineers runs Lake Grapevine across a wide range, from a conservation pool around 535 feet up toward a flood limit near 572, roughly a 37-foot fluctuation. With pile guides, a boater steps onto the dock at the same height whether the lake is at pool or running high after a wet spring.

On a lake with that much vertical range, we’d rather trust pilings than a winch-and-cable rig someone has to keep adjusting. Fewer moving parts, and less for the marina to manage.

14′ × 34′, Steel and Concrete, Vented Roofs

We sized each slip 14′ wide and 34′ long, enough room for the pontoons, cruisers, and wake boats that show up on a metro lake. The framing on these docks is hot-dipped galvanized steel for corrosion resistance, with an anticipated usable lifespan of approximately 25+ years. Decking on this dock is pre-cast concrete for a solid, stable walking surface.

The owner opted to go with a vented ridge on this dock’s roof structure. This allows for more airflow under the roof, some wind-load relief, and a way for smoke to vent out the top of the roof in case of a fire.
