Replacing 84 Covered Slips at Highland Pines Marina
Highland Pines Marina sits on West Point Lake, a Corps of Engineers reservoir on the Chattahoochee River near LaGrange, Georgia, on the Georgia–Alabama line. Some of the covered docks at the marina had reached the end of their service life, so we replaced them with two new covered floating docks carrying 84 slips in the spring of 2023. On the same job we also built the marina a new fuel dock.
Why the Owner Chose to Replace
The old covered structures had reached the point where repair stopped making sense. Repair cycles were getting shorter, and every slip pulled out of service for work was a slip that stopped earning. The ownership group decided to replace the structures outright instead of paying into aging ones. That traded an open-ended repair bill for a fixed scope of work and a fresh service life.
Building Around a Marina That Stayed Open
We set the two new covered docks at the end of the existing dock layout. Tying into the end of the marina instead of working through the middle of it meant tenants kept their slips and the marina kept running while we built. Each dock carries 42 slips, one is all 11′ × 28′ slips, the other all 11′ × 32′.
Steel, Pre-cast Concrete, and a Gable Roof
The framing on these docks is hot-dipped galvanized steel for corrosion resistance. Decking on this dock is pre-cast concrete pavers, a hard, low-maintenance walking surface that holds up to foot traffic and weather better than wood. The owner opted for a gable roof over the slips to shed rain and keep boats out of the Georgia sun.
Anchoring for West Point’s Seasonal Pool
West Point Lake runs on a seasonal pool the Corps draws down heading into winter, so the docks have to float through a changing water level and still hold their position. We anchored both structures with a winch-and-cable system: 23-ton winches paying out 5/8″ braided stainless steel cable to 10,000-pound anchor blocks dropped to the lake bottom. As the level moves, the marina takes in or lets out cable to keep each dock sitting where it should. The U.S. Army Corps of Engineers manages West Point Lake and publishes its water-level and generation schedule.

The New Fuel Dock
We also built the marina a new fuel dock on this project. It carries three 22′ × 28′ open slips and two PWC lifts. An 8′ × 60′ uncovered walkway runs from the fuel dock back to the rental docks, and we tied it in with a 6′ × 50′ aluminum gangway and the hardware to attach it.
